I had been going for many years to get involved with real estate investments, trying my hand at absolutely different areas. I started like many people with a small family business which quickly started to bring in good money and I started to think about where to go next. Of course, I invested most of the money I earned in expanding the business, but there was still an amount that just lay there and burned out. My good acquaintance advised me to pay attention to the real estate market and by following his advice I was able not only to save my savings from inflation but also to earn 15% per annum. At that time I realized that if you approach the matter properly, real estate investments can not only help save money but also bring good profits.

Of course, no one expected the events that took place last year. I’m certainly talking about the global crisis caused by the coronavirus epidemic. Fortunately, the real estate market was the least affected, but small and medium-sized businesses had a tough time. I was also affected, and by mid-2020 I realized that the old business was beyond saving.

That was the time when I decided to take it easy and started to think seriously about what to do next. Olya and I had thought about moving for a long time, but we had always kept a commitment-we didn’t want to give up the business. Now nothing seems to be holding us back, but there is a pandemic outside the window.

While we immediately dismissed the idea, over time I began to wonder how realistic it is to move to another country these days. It turned out to be not only realistic but also very easy. Many countries, even in conditions of strict quarantine restrictions, offer the opportunity to gain a residence permit for an investment in a business or the purchase of real estate.

Then I thought: in the end, what prevents me from just looking more into the problem and trying? True, there were more questions than answers. How could I make a good investment in a market that I was completely unfamiliar with? Would I be able to move to another country without knowing the language (even English), with naked enthusiasm? What would I do with the assets that would remain in Russia? In general, there was a lot of work to do.

Why Portugal and how does the real estate market work in this country?

Ahead of time, I will say that it turned out to be much easier than it seemed at first glance. Europe, unlike the CIS countries, was much softer after the pandemic and I had a lot to choose from.

When I first thought about the possibility of moving to Europe, there were only three criteria that I used when evaluating a country:

  • The country should have very stable growth and there should be a demand for real estate.
  • A program that would allow me to get citizenship for investment.
  • And of course, under the terms of that program, I would have the opportunity to bring my family with me.

I chose Portugal. My first discovery was the local real estate market. Thanks to the huge foreign investments since 2012 it is considered almost the most promising in Europe. The reason: the golden visa Portugal – an immigration program that allows you to get a residence permit for the investor and his whole family. Add to that the beautiful climate, unique nature, high level of education and medicine and you get one of the most attractive countries to move to.

Of course, I was not even planning to take on the move alone. In an unfamiliar market, in a foreign country, in a different language – I needed the help of an expert who could guide me through the entire immigration process. The first question we asked right away was, can we enter Portugal now? We were immediately reassured that Portugal was just about to lift the strict quarantine restrictions, so we would soon be able to visit here ourselves. Next, we were told everything there is to know about the golden visa Portugal – from the conditions of the program to the features of the local real estate market. It turned out that moving on a gold visa is one of the easiest immigration options. Especially considering that you only need to spend two weeks a year in the country. I was, however, interested in another option.

As we were told, there is a special NHR tax status for all Gold Visa participants. In addition to the fact that all income received in Portugal is taxed at a flat rate of 20%, you are also fully exempt from taxation of any income derived outside the country for the next 10 years. The only condition is to stay in Portugal for at least 183 days a year.

At the end of the consultation, we were made a very tempting offer: to come to Portugal ourselves, to see how it is and, of course, to select a property for purchase. Without thinking long, Olea and I agreed and the next month we went to Lisbon.

When the strict quarantine restrictions had already been lifted, we went to Portugal for the first time. The priority, of course, was to look at options for buying real estate, but we also set aside a couple of weeks for a vacation. </To be honest, before our trip I had the same negative opinion about Portugal: I always imagined it to be a small and poor country where locals live only through tourism. What a surprise it was when we first arrived in Lisbon. It’s hard not to fall in love with this clean, modern city that still retains the unforgettable 19th-century Portuguese flavor.

With that, we visited several other places. We spent one weekend in Sintra, getting around a small part of all the iconic places and attractions. The city is nice, but it felt kind of deserted to me. And, of course, we spent the last week in Cascais. Here, not without the help of specialists from MoveToCascais, we found a suitable property to buy – a 4 room townhouse right on the shore of the Atlantic Ocean. The total value of the property was 800,000 euros, which of course fit the conditions of the golden visa.

How did buying property in Portugal go?

To buy property in Portugal I needed two main documents. First of all, I got a NIF – an individual tax number without which it is not possible to buy any real estate in Portugal. The whole process took me a day.

I often hear the popular opinion that the Portuguese do not trust foreigners and without an official representative should not even hope to buy a property or rent an apartment here. I don’t know where this stereotype comes from – you can rent an apartment without any problems. In addition, even if you need it, the immigration agency has no problem providing the services of such a representative.

Further, everything went just as easily. I transferred the necessary amount to a Portuguese bank account, met with the property owner and within a month my family and I moved into our new oceanfront home.

New Life in Portugal

Ola and I received our residence permit cards last week. We sent our son to an international school at the beginning of the year. International schools are a separate topic of conversation, but still, it’s worth saying a few words. When we with the wife were getting ready to move we were very much worried, as Artem will transfer. The child would have to get used to the new system of education, and the language, and find new friends and acquaintances. Naturally, we decided to send him to an international school right away and we were right since the main objective of such schools is to help the child adjust to the new environment as quickly and easily as possible.

The house we bought originally intending to resell it 5 years later has become so familiar that we are thinking of keeping it. Agree, it’s hard to trade the view of the ocean right out the bedroom window for anything. In any case, even if we decide to sell it, the price forecast on the market is still encouraging.

I often get calls from friends who stayed in Russia with the same question: “Don’t you regret leaving? I didn’t think I could say it so easily, but I have never regretted it. In Portugal, we finally found something that was simply unavailable in Russia: a quiet, peaceful life in a pleasant climate, where you don’t have to worry every day about what will happen tomorrow.
